    How it works

    1. Tell us about the property and the business. 2) We send soft numbers for each path (bank, SBA, private). 3) You pick a path; we collect tax returns, financials and property info. 4) Appraisal, underwriting, close.

What we need for soft numbers

property type and value, loan amount, rough revenue and profit, time in business, credit range. No documents.

    Common questions

    • Can I take cash out of my building? Yes, many owners refinance to free up equity for equipment, expansion or paying off expensive debt.
    • My bank wants a personal guarantee and full recourse. Are there options? Sometimes. Non-recourse or limited-recourse is more available on stronger, lower-leverage deals.
    • I pay myself rent through a separate LLC. Is that a problem? No. Owner-operators with an operating company and a property company are common; lenders look at both.
