Commercial bridge loans

Short-term loans (usually 12–36 months) that get you to the next step: a purchase that has to close fast, a property that isn't stabilized yet, or a refinance while you wait for permanent financing. Bridge lenders care most about the property and your exit plan, less about tax returns.

Typical ranges, not quotes. Final terms depend on the property, the borrower and the lender.

Good fit: vacant or transitional property; deal a bank won't touch yet (missing certificate of occupancy, lease-up, title issues); speed matters.
Not a fit: you need a 25-year fixed loan today; no realistic exit.

    How it works

    1. Send the property, the amount and the exit plan. 2) Soft numbers. 3) Appraisal and title. 4) Close, often in weeks.

    Common questions

    • What's an exit? How the bridge loan gets paid off: a refinance, a sale, or a construction loan.
    • No certificate of occupancy. Can I still get a loan? Often yes, from bridge lenders. Some decline it; others price it in. We know which.
    • Can I use another property as extra collateral? Yes. Cross-collateralizing a second property can increase what you can borrow.
