Short answer: rural property has fewer comparable sales and fewer buyers, so many lenders cap leverage or decline. But rural location is exactly what USDA Business & Industry loans and some agency and credit-union programs are designed for.
A real example
A 12-unit apartment building in rural Texas was turned away by local community banks. We placed a cash-out refinance offer at 6.59% fixed with a 30-year amortization at 70% loan-to-value.
What to do
- Check if your address qualifies as rural for USDA. It's often broader than people think.
- Clean up income: lenders size on documented rent or profit, and conflicting figures get sized to the lower number.
- Don't stop at the local bank's answer.
